During Covid, cash flow was severely impacted when countless tenants in our clients 960 unit apartment complex stopped paying rent. What stayed constant was the steady flow of 100% guaranteed rent payments from Cityfheps and Section 8. In addition as of January 1, 2024 this Landlord has been approved for the New Section 610 Program that allows them to Pierce the Legal Rent and collect above the Legal Regulated Rent as well as the Market Rent, by using Cityfheps Section 8 and New Section 610 for the full voucher amount.

4 Building portfolio, 3 buildings in upper Manhattan and 1 in Kew Gardens queens.

We walked all 4 buildings in this portfolio and assessed each units one by one. We identified 18 units throughout this portfolio that needed light renovations and oversaw the construction to pass program inspection. With our guidance and direction, we drastically increased our clients cash flow by getting these unit income producing, above market rents and guaranteed rent payments by using Cityfheps and Section 8

With our guidance, all units passed NYC Inspections and are once again income-producing. Our client received well above market rent and by using CityFHEPS the monthly rent is guaranteed.

Bronx, New York

We are very excited to be getting started with our client in the Bronx. Our client came to us with 14 units all Studio Apartments that they are struggling to see a profit from. The units all have high legal rents and need minimal work required to pass program inspection. The landlord states that within 12 months most of these units will turnover. The Rent Roll will be increased by an additional $143, 000 per year. Currently, we have completed 2 of the 14 units
